The homes association is required to oversee the enforcement of restrictions
and maintain the aesthetics of Saddlewood Downs
in order to protect property values.
Are there covenants and restrictions that apply to property in Saddlewood
Downs?
Yes. The homes association is governed by 4 separate legal documents.

What is the make up of the Saddlewood Downs board?
The Saddlewood Downs board of directors consists of 7 members. If you are interested in volunteering for
the board, please contact a current board member (see "Board of directors" page for board member contact information).
Does the board have open meetings? Annual meetings?
Yes. Scheduled monthly meetings open to all homeowners and are held
on the second Monday of each month. Annual meetings are also held. Dates
and locations may change, so be sure to check the community calendar
for updates.

FINANCIAL
How much are homes association dues and when are they collected?
Annual homes association dues of $200 are due on January 1 each
year.
Where can I find financial information about the Saddlewood Downs
homes association?
Financial Reports are available in the secure "Residents only" section for annual budgets and monthly statements.
If you would like more information, or have questions regarding how
your dues are being spent, please contact the Saddlewood Downs treasurer (see Board of Directors page).
ARCHITECTURE
What is the procedure for making changes to the outside appearance of my home?
Any exterior change to your home including building plans, specifications,
exterior color scheme, materials, location, elevation, grade and landscaping
must first be approved by the Architectural Review Committee (ARC) prior to
the initiation of construction. This request must be submitted in writing
using the online Architectural Change Request Form. The approval and review by the
Saddlewood Downs ARC is required to maintain the aesthetic and ambiance
integrity of the community, continuity in and the quality of construction,
and compliance with the Saddlewood Downs restrictions.
What happens if I don't submit an application to the ARC?
Failure to comply with this application and approval process may result
in legal action by the Saddlewood Downs board of directors to ensure
that there is compliance with the Saddlewood Downs Architectural Control
Guidelines.
How long does it take to get a project approved once all the appropriate
paperwork has been submitted to the ARC?
The time frame to approve a project depends on the nature of the project.
As a general guideline, routine projects including decks, fences, swing
sets, basketball goals, should be approved within a two week timeframe.
However, unusual/large projects such as home additions will take a longer
period of time to approve. This additional time is needed to research
and understand aspects of the project such as the materials being used,
location of project, and to ensure that the project fits in aesthetically
with the surrounding neighborhood. It is our suggestion that you submit
the necessary approval forms as soon as possible in order to prevent
a delay in your project.
TRASH COLLECTION
When is trash collection day?
Trash and lawn clippings are picked up every Tuesday and must be placed at the curb by 8 a.m. Tuesdays, no earlier than 5 p.m. Mondays. Trash cans must be taken inside by 5 p.m. Wednesday nights.
Is trash pick-up part of my annual homes association dues?
No, it is not included in your dues. Trash and lawn clippings collection is provided by the City of Olathe.
COMMON GROUNDS
How do I report a broken street light?
To report a street light outage, contact the Olathe Public Works Department at 913-971-8505.
Who is responsible for tree limbs hanging over sidewalks or causing
obstruction, or if trees are damaged due to weather?
Residents are responsible for all upkeep to trees and bushes on their
lot.
