BEFORE EXTERIOR WORK BEGINS,

Homeowners Need Architectural Review Committee (ARC) Approval

Dear Saddlewood Downs Homeowners,

This is a friendly reminder that, in accordance with our HOA Governing Documents, all homeowners are required to submit an Architectural Review Committee (ARC) request and receive written approval before beginning any exterior modifications, repairs, replacements, or alterations to their property.

This requirement applies to projects including, but not limited to:

• Roof repair or replacement

• Siding repair or replacement

• Exterior painting or color changes

• Landscaping modifications

• Exterior additions or alterations

• Other significant exterior improvements

As stated in Section 5 – Approval of Plans: Post-Construction Changes, Paragraph B:

"Following the completion of construction of any residence or Exterior Structure, no significant landscaping change, significant exterior color change or exterior addition or alteration shall be made thereto unless and until the change, addition or alteration has been submitted to and approved in writing by the Architectural Committee. All replacements of all or any portion of a completed structure because of age, casualty loss or other reason, including, without limitation, roofs and siding, shall be of the same materials, location and elevation as the original structure unless and until the changes thereto have been submitted to and approved in writing by the Architectural Committee."

We have recently observed roofing projects beginning without prior ARC approval. Please note that even when replacing a roof with the same material and color, an ARC application must still be submitted and approved before work commences.

For roofing projects, homeowners should also ensure that replacement materials comply with the community's approved building standards outlined in Section 3 – Building Material Requirements. Roofs with a pitch of three inches or more per foot are required to be covered with composition roofing material known as Owens Corning "Oakridge 40, Deep Shadow Driftwood" or a comparable material of similar consistency and quality. Any deviation from approved materials requires ARC review and approval.

The ARC review process helps maintain the architectural standards, appearance, and property values of our community while ensuring compliance with the governing documents that all homeowners agreed to follow.

Before scheduling any contractor or beginning exterior work, please submit your ARC application and wait for written approval. Failure to obtain approval prior to commencing work may result in compliance action and could require corrective measures.
